What the form does, in plain English
  • Bid security: if the selected bidder fails to execute the contract or fails to provide required performance and payment bonds, the Owner can be paid the difference in cost to award to the next qualified bidder — up to the maximum penal amount of the bond.
  • One-page form: AIA describes A310–2010 as a simple, one-page form that sets that maximum amount.
  • 2010 updates: allows the owner and contractor to extend bid acceptance for up to 60 days without the surety’s consent, and lets subcontractors use A310 when a contractor requires a bid bond.
  • Standalone: A310 is not incorporated by reference into other AIA documents. Related bidding guidance appears in AIA A701 (Instructions to Bidders) and G612 (Owner’s Instructions to Architect).
